Due Diligence inspections include properties such as apartment complexes, motels, office buildings, retail stores, and warehouses. The inspection covers the major visible structural components, exterior and interior conditions attics, substructures, and other areas of possible problems. That Guy maintains a dedicated staff of property inspection specialists to meet you due diligence or refinance requirements.
Our inspectors examine the property for evidence of wood destroying insects such as termites, carpenter ants, other wood destroying organisms, roaches, rodents, and more. That Guy property inspectors will also recommend methods to prevent infestation, and prescribe solutions to correct infestation when discovered.
Our inspectors provide insight into cost-effective maintenance scheduling and assist with due diligence as to the buildings overall condition. The commercial inspection results in a detailed and thorough report designed to help facilitate transaction negotiations as well as a detailed summary report of the findings and pricing for resolutions. Reports are professionally packaged and mailed to clients with a summary to the client, the property inspection report(s), all sections of the inspection report. addendums, and the copy of the proposal for resolution of the problems outlined
The cost of the inspections includes the necessary staff to complete the inspection on the desired date(s),the preparation of the Wood Destroying Pest and Organism Report (WDO/WDI), a summary report outlining findings, service costs, and warranties, as well as any necessary follow up meetings to discuss the due diligence inspection report. Once the inspection is completed the inspection reports are typically available within 48-72 hours. That Guy LLC also offer clients that choose to have That Guy LLC perform any remediation work the benefit of applying the costs of the inspection towards the remediation work found.

That Guy LLC staff have been licensed in the pest control industry since 1989 and currently hold licenses in multiple states with specific endorsements relating to inspection of facilities, real estate transactions, and Green protocols.
That Guy LLC conduct annual and monthly training seminars to help the staff properly identify and outline pest management programs as well as pests to be controlled. The lead inspector for the site has participated in the annual and monthly meetings, as well as outside educational courses provided by university cooperative extensions, vendor seminars, and The National Pest Management annual training symposium.
SCOPE OF ASSESSMENT
Prior to the commencement of any inspection the That Guy LLC staff compile property information such as age, location, geographical distribution of pests, previous inspections completed on the site, and any other pertinent information that may help to formulate a comprehensive inspection report.
SCOPE OF ASSESSMENT
That Guy LLC conducts the physical site inspection by performing what is commonly called a “visual inspection” of the site. The inspection consists of evaluating all exterior features of the property, utilizing a probing device where appropriate That Guy LLC probes into wood areas to determine tensile strength and potential infestation point. In addition to the “probing” of areas the highly trained That Guy LLC staff has years of expertise in the identification of all wood destroying pests and organisms in the geographical regions services to make quick and detailed assessments of any issues.
SCOPE OF ASSESSMENT
A physical inspection is made to the interior of residential units and the common areas. The physical inspection consisted of interview of the occupied units residents, interview of the on site management staff, and knowledge of pest habitats and conducive conditions. Typical inspections include up to 10% of the total units to be inspected on the interior. Some lender requirements differ, as such please communicate to our office your expected lender requirements if any.

A physical inspection is made to the complete exterior of the property that included the building foundations, walkways, landscaping, and adjoining structures. The physical inspection reveals all possible access points for pest entry, known infestations, and conducive conditions that you should be aware of.

The onsite management staff is met by That Guy LLC personnel at the time of the inspections. The management identifies if the property is currently under a pest management contract with monthly services and if any units have had requests for services or issues relating to pests.
